If water is allowed to run down through the gap between the chimney and the roof, it can lead to three serious problems:
1. Deterioration of the chimney’s exterior masonry below the roof line
Water and bricks don’t mix, and when water penetrates a chimney’s bricks and mortar in unseen areas within the home, it can lead to structural instability that affects the entire chimney.
Cracked and decayed chimney masonry can allow heat and flames to escape and start a house fire. It can also let smoke and deadly carbon monoxide seep into the living areas of your home.
2. Rotting in materials of the home
Warped, rusted and unseated chimney flashing has been a contributing factor in the rotting of floors, walls, ceilings, roofs and other parts of homes.
Making the problem worse is the fact that you normally won’t see the water intrusion or early signs of damage because most of it’s happening in areas of the home you don’t normally access.
3. Mold growth
Mold is a living, growing organism that thrives in damp, poorly ventilated spaces. Hidden areas below your roof are perfect spots for mold to grow and spread.
Certain species of mold, such as “black mold,” are known to create potentially dire health problems when their airborne particles are inhaled.
