Chimney Flashing Installation

Chimney flashing is a simple yet critical part of a chimney system’s defense against intruding water and the damage it can cause. If your flashing isn’t properly installed and secure, it can lead to some pretty serious problems.

Since 1990, Anderson’s Chimney & Masonry Service of New Cumberland, PA, has provided a complete menu of certified chimney repairs and services, including the installation and replacement of protective chimney flashing.

What Is Chimney Flashing?

Flashing is the material that encircles the base of the chimney where it meets the roof. Between the roof and the chimney, there’s enough of a gap to allow rain and melting snow to seep in. Flashing covers this gap.

Chimney flashing is installed in several parts, or pieces, designed to effectively block off the roof-chimney gap. If quality materials are used and the flashing is installed correctly, it should serve you well for 20 or more years.

Why Flashing Fails

Several things can cause flashing to fail and no longer be able to do its job:

  • Rusting
  • Adhesive separation over time
  • Warping from extreme weather conditions
  • Lightning strikes
  • House-settling that pulls the roof away from the chimney
  • Parts of the flashing blown away by high winds
  • Old age

Preventing costly chimney repairs in Hershey & Camp Hill, PAThe Results of Damaged Flashing

If water is allowed to run down through the gap between the chimney and the roof, it can lead to three serious problems:

1. Deterioration of the chimney’s exterior masonry below the roof line

Water and bricks don’t mix, and when water penetrates a chimney’s bricks and mortar in unseen areas within the home, it can lead to structural instability that affects the entire chimney.

Cracked and decayed chimney masonry can allow heat and flames to escape and start a house fire. It can also let smoke and deadly carbon monoxide seep into the living areas of your home.

2. Rotting in materials of the home

Warped, rusted and unseated chimney flashing has been a contributing factor in the rotting of floors, walls, ceilings, roofs and other parts of homes.

Making the problem worse is the fact that you normally won’t see the water intrusion or early signs of damage because most of it’s happening in areas of the home you don’t normally access.

3. Mold growth

Mold is a living, growing organism that thrives in damp, poorly ventilated spaces. Hidden areas below your roof are perfect spots for mold to grow and spread.

Certain species of mold, such as “black mold,” are known to create potentially dire health problems when their airborne particles are inhaled.
